Thinking about buying a new build?

SirLuckHomes Real Estate Brokerage

Tell us where you want to buy, what you can spend and when you need to move. We will check suitable builder releases and compare the deposit, monthly costs and closing costs with resale homes.

Start with the costs, not just the starting price.

A builder's starting price is only part of the cost. We will review the deposit schedule, condo fees where applicable, occupancy costs, closing adjustments and what is included in the home. Then we will look at resale alternatives that fit your needs.

Will you live there or rent it out?

That changes the comparison. If you plan to rent, we will check the intended rental use, likely expenses and comparable rents. A finished basement or separate entrance does not establish a legal rental suite. Your accountant and lawyer should confirm the tax treatment and the agreement before you commit.

What happens next

1. Tell us your preferred area, price range and timing.

2. Chukwu reviews suitable projects and resale alternatives with you.

3. Before a builder visit, we confirm the buyer registration process and brokerage protection rules.

New build or resale?

Compare more than the price.

With a new build, check

  • How much deposit is due and when
  • Expected possession and possible delays
  • Appliances, upgrades and finishes included
  • Condo fees, occupancy costs and closing adjustments

With resale, check

  • The home’s actual condition and layout
  • Renovations and repairs you may need
  • Comparable sales and ownership costs
  • A closing date that works for your move

Buying to rent it out? We’ll examine the intended rental use, likely expenses and comparable rents. A finished basement or separate entrance does not establish a legal rental suite. Your lawyer and accountant should confirm the agreement and tax treatment, including any rebate eligibility.

From browsing to a decision

Here’s what happens next.

01 / YOUR ENQUIRY

Tell us what matters.

Share your preferred area, price range, timing and whether you plan to live there or rent it out.

02 / THE COMPARISON

Review the numbers.

Chukwu reviews suitable releases and resale alternatives, including deposits, included features and likely ownership costs.

03 / YOUR NEXT STEP

Visit with a plan.

Before a builder visit, we confirm the registration process, your representation and the brokerage protection rules.

Before you enquire

A few things to know.

Does an enquiry reserve a home?

No. It starts a conversation with SirLuckHomes. A unit reservation or builder registration is a separate step with its own requirements.

Do I have to choose a project now?

No. Tell us your preferred area and budget. We can review new releases and resale homes together.

Should I register directly with a builder?

Speak with your Realtor before visiting or registering. Builders have different rules for buyer registration and brokerage protection.

Will I be subscribed to marketing?

The email and text update choices on the enquiry form are separate and optional. You can submit an enquiry without selecting either one.

Tell us what you’re looking for.

A polished rendering is only the beginning of a preconstruction decision. Ask about the exact project, builder, agreement, deposit schedule, estimated timing and costs that may arise later. Have the actual documents reviewed by the right professionals before committing. Project terms and protections vary; do not rely on a general advertisement. Visit SirLuckHomes dot com and choose Explore New Homes to discuss your goals with the brokerage.

Plan beyond the advertised price

Preconstruction planning needs more than the advertised price. Build a checklist for deposit dates, financing, occupancy, closing costs and the questions your lawyer needs to review. Confirm every figure against the actual project documents; do not assume a future value, rental return or guaranteed completion date. SirLuckHomes Real Estate Brokerage can help organize the questions and next steps. Visit SirLuckHomes dot com and ask about new homes.
