What to Look For in an Offer

Every offer has moving parts. We break them down so you see the full picture—not just the top-line number.

Offer Price

The amount the buyer is willing to pay. We compare it to your asking price, recent comparable sales, and current market momentum so you understand how strong it really is.

Closing Date

The date the sale will be finalized and funds transfer. We look at how the proposed closing date lines up with your moving timeline, purchase plans, and flexibility.

Conditions

Common conditions include financing, home inspection, and the sale of the buyer’s property. Fewer conditions usually mean more certainty and a smoother path to closing.

Understanding Common Conditions

Conditions protect buyers—but they also add risk for you as the seller. We explain how each condition affects certainty, timelines, and your negotiation power.

Financing Condition

The buyer typically needs 5–7 business days to secure a mortgage commitment from their lender. During this period, the deal is not firm. Cash buyers often skip this condition, which can make their offer more attractive.

Home Inspection

A professional inspector reviews your property over 5–7 days. If issues are found, the buyer may try to renegotiate the price or request repairs. We help you anticipate these conversations and decide when to stand firm.

Sale of Property Condition

The buyer must sell their current home before your deal becomes firm. This can add uncertainty and delay closing. We look at how sale-of-property clauses interact with your timing and other offers on the table.

Comparing Multiple Offers

When multiple buyers compete for your home, you’re in a strong position—but the decision can feel stressful. We apply a structured, numbers-driven approach so you can choose with confidence.

From bully offers to offer night strategies, your SirLuckHomes agent will walk you through each scenario in plain language before anything is signed.

Step 1 · Review All Terms

We don’t just compare prices. Your agent reviews closing dates, conditions, deposit amounts, inclusions, and special clauses side by side so you see which offer is genuinely strongest.

Step 2 · Assess Buyer Strength

We look at whether buyers are paying cash, have mortgage pre-approvals, or are making unconditional offers. Stronger buyers usually mean less risk of the deal falling apart later.

Step 3 · Negotiate Strategically

If an offer is close but not perfect, we can counter on price, conditions, or closing date. Your agent will recommend specific changes to protect your interests while keeping the buyer engaged.

Step 4 · Accept & Close

Once you accept an offer, we guide you through conditions, lawyer review, and closing. You’ll always know what’s coming next and what needs to be signed, by when, and by whom.
