Burlington sits at the west end of Lake Ontario, between Hamilton, Milton and Oakville. Most homes are in the urban area south of Highway 407. North of it, the land turns to farms, rural homes and conservation lands along the Niagara Escarpment, including Mount Nemo. SirLuckHomes Real Estate Brokerage helps people buy, sell and rent across Burlington with advice that starts from the neighbourhood and the lot, not a citywide average.
Burlington has three GO stations on the Lakeshore West line: Appleby, Burlington and Aldershot, with all day service toward Toronto. The QEW, Highway 403 and Highway 407 all pass through the city, which makes it a practical base for commuters heading either to Toronto or to Hamilton.

Downtown or the suburbs. Downtown, around Brant Street and Spencer Smith Park, offers condos and older homes within walking distance of the lake and the Brant Street Pier. Newer subdivisions to the north, such as Millcroft and Alton Village, offer larger family homes. Condo buyers should read the status certificate, reserve fund study and board minutes; the checklist in our Brampton condo guide applies to any Ontario building.
Room for an extra unit. Burlington allows up to three additional residential units on a property with a detached house, semi or townhouse, inside the home, attached to it, or in a separate building like a detached garage. Each project needs a building permit and must meet zoning. The parking rule is specific: two spaces for the main home, none for the first ARU, and one each for a second or third ARU. Not every lot qualifies, so we check before you pay for rental potential.
Rural and Escarpment properties. North of the 407, check well and septic servicing and whether Niagara Escarpment Commission approvals apply to the land.
Burlington has no municipal land transfer tax, so buyers pay the provincial tax only. See our first-time home buyer help, the mortgage calculator and get pre-approved.
Burlington buyers often come from Oakville, Mississauga or Hamilton, and they compare your home with what the same budget buys there. Show what your neighbourhood adds: the GO station, the waterfront, the Escarpment trails or a quiet crescent close to schools.
If your home has an ARU, have the building permit and final inspection ready. A documented unit supports your price. If you hold a short term accommodation licence, note that it does not transfer to a buyer; the new owner must apply on their own.
Pricing should rest on recent sales nearby, adjusted honestly for condition, lot and finishes. Start with a free home valuation, then see how we prepare and stage, market your home and review every offer.
Long term landlords follow the ARU rules above. Short term rentals have been licensed since May 1, 2025:
We help with rental valuation, tenant screening, lease and compliance and property management. Renters can browse rentals and should read our rental scam warning.
Joseph Brant Hospital serves the city, and students attend Halton District School Board and Halton Catholic District School Board schools.
