Pickering is the first Durham Region city east of Toronto. Rouge National Urban Park and Markham lie to the west, Ajax and Whitby to the east, and Lake Ontario to the south. Much of the south was built after the Second World War, starting with planned communities such as Bay Ridges near Frenchman's Bay. The north is still largely rural, with historic hamlets such as Claremont, Brougham and Whitevale, and it is also where the new Seaton community is being built. SirLuckHomes Real Estate Brokerage helps people buy, sell and rent across Pickering with advice that starts from the street, not a citywide average.
Pickering GO, on the Lakeshore East line, connects to the downtown core by a pedestrian bridge over Highway 401. Highway 401 runs along the south end of the city, and Highway 407 crosses the middle of it.

Three different markets. South Pickering offers established postwar and later subdivisions near the lake. Downtown, the City is encouraging new condominium buildings around Pickering GO and Pickering Town Centre. Seaton, in the north, is a large planned community still in its early stages, where buyers weigh new construction against resale. Condo buyers should read the status certificate and reserve fund study; the checklist in our Brampton condo guide applies to any Ontario building. New build buyers can start with our new homes page.
Basement units must be registered. Pickering allows up to two additional dwelling units on most lots with a detached house, semi, block townhouse or street townhouse. The options are one or two units inside the home, one in a separate building in the back or side yard, or one of each. The City can set limits on size, height and distance from property lines, and can require at most one parking space per unit. Registration is mandatory under By-law 8040/23. Ask the seller for the City's registration certificate before you count any rental income.
Pickering has no municipal land transfer tax, so buyers pay the provincial tax only. See our first-time home buyer help, the mortgage calculator and get pre-approved.
If your home has a basement apartment or a coach house, the City's registration certificate is one of your strongest documents. The City itself notes that the certificate may help in future real estate transactions and with insurance. Find it, or start the registration, before you list.
Pricing should come from recent sales in your part of the city. A Bay Ridges bungalow near the water, a downtown condo and a newer home in Seaton are separate markets, so we compare like with like and adjust honestly for condition, lot and finishes. If the home is tenanted, plan showings and notice around the tenant's rights under the Residential Tenancies Act from day one.
Start with a free home valuation, then see how we prepare and stage, market your home and review every offer.
Pickering's registration process for additional dwelling units:
Building permit fees rose on July 1, 2026, so budget with the current fee schedule. We help with rental valuation, tenant screening, lease and compliance and property management. Renters can browse rentals.
