Mississauga Real Estate, From Port Credit to Meadowvale

Mississauga runs from the Lake Ontario shoreline in Port Credit and Clarkson up to Malton beside Pearson Airport, with the Credit River valley cutting through its west side. In one city you can buy a tower condo in City Centre, a lakeside bungalow in Lorne Park or a family home in Churchill Meadows. SirLuckHomes Real Estate Brokerage helps Mississauga buyers, sellers, landlords and renters make decisions based on the building and the block, not the city as a whole.

Buying a Home in Mississauga

Condos in City Centre. The towers around Square One and Sheridan College's Hazel McCallion Campus give buyers a lot of choice. Choice is not the same as quality, so compare maintenance fee history, the reserve fund study and recent board minutes before you go firm. The checklist in our Brampton condo guide applies to any Ontario status certificate.

Transit and commute. Mississauga has three GO train lines. The Lakeshore West line offers all day service from Port Credit and Clarkson. The Milton line, with stops such as Streetsville and Meadowvale, is built around rush hour trips to Union Station. Malton sits on the Kitchener line. MiWay buses and the Mississauga Transitway along Highway 403 fill in the gaps.

The Hurontario corridor. The Hazel McCallion Line LRT is being built along Hurontario Street between Port Credit and Brampton. As of October 2026 it is still under construction, and Metrolinx says it will announce an opening date only after testing and commissioning are complete. If a listing near Hurontario leans on the LRT, treat it as a future benefit and price the home on what exists today.

Homes with a second unit. Detached, semi detached and town home owners can build up to two additional residential units, so many buyers look at rental potential. The City requires second units to be registered, and keeps a public registry list. Ask for the registration and permit records before you count any rental income.

Mississauga has no municipal land transfer tax, so buyers pay the provincial tax only. First time buyer? See our first-time home buyer help, try the mortgage calculator and get pre-approved.

Selling a Home in Mississauga

House for sale, illustrating selling a home in Mississauga

Mississauga sellers compete with many similar homes at once, especially in large subdivisions and condo buildings with several units listed. Pricing from recent comparable sales in your immediate area matters more than what a neighbour got last year. Our article on selling your home in Mississauga explains why the first two weeks on the market decide so much.

Selling a condo in City Centre? Order the status certificate early so a buyer's lawyer can review it quickly, and have the building's recent fee history and any special assessment notices ready. Buyers comparing several units in the same tower will favour the seller who answers questions first.

If you live near Hurontario Street, plan showings with current construction in mind, and give buyers clear directions and parking notes.

Renting and Landlords in Mississauga

Mississauga landlords should know two local rules:

  • Second unit registration. Every second unit must meet the Building Code, Fire Code and zoning, and be registered with the City. Registration itself is free, though permits and fire inspections can carry costs. The City also refunds building permit fees for eligible additional residential units.
  • Rental Repairs and Renovations Licence. If you serve a tenant an N13 notice on or after September 1, 2026, you must apply for a City licence within seven days, with a qualified person's report, a building permit and at least $2 million in liability insurance. The licence costs $150 for 3 months, $300 for 6 months or $600 for 12 months, and you must pay the tenant a moving allowance of $1,000 or $1,500 depending on unit size. You need the licence before you can evict or start work.

We help with rental valuation, tenant screening, lease and compliance and full property management. Renters can browse rentals and should compare what each rent includes.

Mississauga Neighbourhoods We Know

  • Port Credit. A lakeside village at the mouth of the Credit River with a harbour, a main street and Lakeshore West GO.
  • Streetsville. One of Mississauga's original villages, with a historic main street in a heritage conservation district and a GO station on the Milton line.
  • Lorne Park and Clarkson. West end communities that grew from two of the area's original villages, with Clarkson GO on the Lakeshore West line.
  • City Centre and Cooksville. Condo towers, Square One and the Hurontario corridor at the heart of the city.
  • Meadowvale and Churchill Meadows. Northwest neighbourhoods, with Meadowvale GO on the Milton line.
  • Erin Mills, Malton, Lakeview and Applewood. Each has its own housing mix and price points, which is why we compare them street by street rather than by city averages.

Mississauga Real Estate FAQ

When will the Hazel McCallion LRT open?

Metrolinx has not announced a public opening date and says it will do so only after testing and commissioning. As of October 2026 the line is still under construction, so buyers should value homes on today's transit.

Do I have to register a basement apartment in Mississauga?

Yes. Second units must meet the Building Code, Fire Code and zoning, and be registered with the City. Registration is free, but permits and inspections can cost money.

What is Mississauga's renovation licence for landlords?

Landlords who serve an N13 notice on or after September 1, 2026 need a Rental Repairs and Renovations Licence from the City, applied for within seven days of the notice. The fee is $150, $300 or $600 for a 3, 6 or 12 month licence.

Which Mississauga GO stations have all day train service?

Port Credit and Clarkson on the Lakeshore West line. Milton line stations such as Streetsville and Meadowvale focus on weekday rush hour trips. Check current GO schedules for your own trip.

Is there a municipal land transfer tax in Mississauga?

No. Only Toronto charges a municipal land transfer tax. Mississauga buyers pay the provincial tax.
