Caledon is the rural side of Peel Region. Bolton, in the southeast next to York Region, is the main centre. Newer neighbourhoods such as Mayfield West and Southfields Village grow along the Brampton border, and villages like Caledon East, Caledon Village, Alton, Belfountain, Cheltenham, Inglewood and Palgrave are spread across the hills. Much of the town sits inside provincial plan areas: the Greenbelt, the Niagara Escarpment and the Oak Ridges Moraine. SirLuckHomes Real Estate Brokerage helps people buy, sell and rent here with advice that starts from the lot, its servicing and the rules that cover it.
Caledon is mostly a driving town. Highway 10, Highway 410, Peel Road 50 and Airport Road carry most trips. Since September 14, 2026 the Town has run an on demand transit pilot in Bolton, Caledon East and Mayfield West/Southfields, with free transfers to Brampton Transit, York Region Transit and GO Transit. Brampton Transit routes reach Bolton and Mayfield West, and GO bus route 38 links Bolton with Malton.

Rural properties need extra checks. Before you firm up on a rural lot, confirm the well and septic system, ask for water test results and septic records, and find out which provincial plan covers the land. Greenbelt, Niagara Escarpment and Oak Ridges Moraine policies, plus conservation authority rules, can limit what you build later. A survey and a clear picture of any easements matter more here than in a subdivision.
Subdivision homes. In Bolton, Mayfield West and Southfields Village, buyers often compare a Caledon resale with newer homes across the Brampton line. Check what the builder's warranty still covers and when the original possession date was.
Room for more units. Caledon has updated its zoning to allow four units as of right across the town, and secondary units and fourplexes on rural lots, but ARUs are still restricted or prohibited in some areas. Zoning By-law 2006-50 sets the number, parking, location and size limits. Confirm the rules for your exact property before you pay for rental potential.
Caledon has no municipal land transfer tax, so buyers pay the provincial tax only. See our first-time home buyer help, the mortgage calculator and get pre-approved, and read what a home inspector could not inspect before you waive anything.
Caledon buyers ask about servicing first. Have your septic records, well water tests, survey and any permits for outbuildings, pools or additions ready before you list. On a rural property, a documented septic system and a recent water test remove a condition from the offer.
Pricing should rest on recent sales of comparable properties nearby. A village home in Inglewood, a ten acre lot near Palgrave and a Bolton two storey are different markets, so we compare like with like and adjust honestly for acreage, outbuildings and condition.
Start with a free home valuation, then see how we prepare and stage, market your home and review every offer.
Caledon is building out its rules for additional residential units:
We help with rental valuation, tenant screening, lease and compliance and property management. Renters can browse rentals.
Many Caledon buyers also look west to Georgetown and Halton Hills, our home market.

The Town says every additional residential unit, new or existing and whether rented or not, will be required to be registered. It has not posted the process yet, so check the Town's housing page before you rent.

Yes. The Gentle Density Community Improvement Plan offers grants and forgivable loans for ARUs and multiplexes until December 31, 2028, subject to funding and eligibility.
What should I check before buying a rural Caledon property?
Confirm the well and septic system, get water test results, and find out whether Greenbelt, Niagara Escarpment, Oak Ridges Moraine or conservation rules limit future building.
Is there public transit in Caledon?
Yes, but it is limited. The Town's on demand transit pilot serves Bolton, Caledon East and Mayfield West/Southfields until the end of 2027, with free transfers to Brampton Transit, York Region Transit and GO Transit. Brampton Transit and GO buses also serve parts of the town.
Is there a municipal land transfer tax in Caledon?
No. Only Toronto charges one. Caledon buyers pay the provincial land transfer tax.
