Richmond Hill Real Estate, From Mill Pond to Oak Ridges

Richmond Hill grew along Yonge Street. The original town sat on a narrow strip of Yonge near Mill Pond, and over time it absorbed communities such as Langstaff, Richvale, Jefferson, Gormley, Lake Wilcox and Oak Ridges. The north end reaches into the Oak Ridges Moraine, around Lake Wilcox. SirLuckHomes Real Estate Brokerage helps people buy, sell and rent across Richmond Hill with advice that starts from the street and the lot.

Transit is changing here. Viva rapid buses run along Yonge Street and Highway 7, and Highways 404 and 407 cross the city. Richmond Hill GO line trains run only in weekday rush hours, with GO buses at other times. The Yonge North Subway Extension will bring TTC Line 1 about eight kilometres north from Finch to Richmond Hill, with five stations. The first tunnel boring machine arrived at the launch shaft in September 2026, but Metrolinx says service starts only after the Ontario Line is complete, and no opening date is set.

Buying a Home in Richmond Hill

Treat the subway as a future benefit. If a listing near Yonge and Highway 7 leans on the subway, price the home on the transit that runs today. Construction along the route can also affect traffic and noise for years.

Room for more units. Under Zoning By-law 143-24, passed December 11, 2024, Richmond Hill allows up to three additional residential units on a lot with a detached house, semi or certain townhouses, to a maximum of four units in total and no more than two in an accessory building. The lot must be on municipal sewer and water, so many rural Oak Ridges properties on private services do not qualify.

The legal record is the permit. Every ARU needs a building permit, stage inspections and an occupancy permit, plus a separate electrical permit from the Electrical Safety Authority. Properties in a regulated area also need Toronto and Region Conservation Authority approval. Ask the seller for the permit and occupancy permit before you count any rental income.

Richmond Hill has no municipal land transfer tax, so buyers pay the provincial tax only. See our first-time home buyer help, the mortgage calculator and get pre-approved.

Selling a Home in Richmond Hill

Buyers here weigh the commute, the lot and the paperwork. If your home has a basement unit or a garden suite, gather the building permit, inspection records and occupancy permit before you list. A unit with an occupancy permit supports your price; one without invites a condition or a discount.

If your home backs onto a ravine, a lake or Moraine lands, have any conservation authority approvals for past work on hand. Pricing should come from recent sales nearby, adjusted honestly for condition, lot and finishes; an Oak Ridges detached home and a condo near Highway 7 are different markets.

Renting and Landlords in Richmond Hill

The City's ARU rules give landlords a clear path:

  • Use a qualified designer. Drawings should come from an architect, engineer or BCIN qualified designer.
  • Consider the pre approved model. The City offers a pre approved detached ARU design, about 6.64 m by 5.47 m, used with a site specific site plan.
  • Book every inspection. The occupancy permit is issued only after all stage inspections pass.
  • Know where disputes go. Landlord and tenant disputes go to the Landlord and Tenant Board, while concerns about an unpermitted unit go to the City's building inspectors.

We help with rental valuation, tenant screening, lease and compliance and property management. Renters can browse rentals and should read our rental scam warning.
