Vaughan Real Estate, From Woodbridge to the VMC

Vaughan grew out of historic communities, and most residents still say they live in Woodbridge, Maple, Kleinburg, Concord or Thornhill rather than "Vaughan." Each has its own housing stock and price points. Meanwhile a new downtown is rising at the Vaughan Metropolitan Centre around Highway 7 and Jane Street. SirLuckHomes Real Estate Brokerage helps people buy, sell and rent across Vaughan with advice that starts from the community and the street.

The commute options are unusual for the 905. Vaughan Metropolitan Centre station is the northern end of TTC Line 1, so you can ride the subway to downtown Toronto. Viva and Züm rapid buses run along Highway 7, Rutherford and Maple GO stations sit on the Barrie line, and Highways 400 and 407 cross the city.

Buying a Home in Vaughan

Condo or freehold. Condo towers cluster around the VMC and the Highway 7 corridor, close to the subway. Freehold homes dominate Woodbridge, Maple, Kleinburg and the Vaughan side of Thornhill. Condo buyers should read the status certificate, reserve fund study and board minutes; the checklist in our Brampton condo guide applies to any Ontario building.

Basement suites need checking. Many Vaughan listings mention a second unit. Under the City's rules:

  • Suites are allowed only in specific detached, semi detached and street townhouse homes.
  • Each added unit needs one more parking space on a proper driveway, garage or carport, not the street.
  • Suites are not allowed in the Woodbridge Special Policy Area or within a floodplain.
  • A suite built after July 14, 1994 needs a building permit and must meet the Ontario Building Code. An older suite needs a Vaughan Fire and Rescue Service inspection, and a permit if upgrades are required.

Ask for permits and inspection records before you count any rental income. Vaughan also requires renovators to hold a City business licence, so check that before you hire anyone.

Vaughan has no municipal land transfer tax, so buyers pay the provincial tax only. New to buying? See our first-time home buyer help, get pre-approved and browse new homes.

Selling a Home in Vaughan

Vaughan buyers compare communities closely. A Kleinburg home sells on its village setting and the McMichael Canadian Art Collection nearby; a Maple home near Canada's Wonderland and the GO station sells on convenience. Pricing should come from recent sales in your own community, adjusted honestly for condition, lot and finishes.

If your home has a second unit, gather the permit, inspection and fire records before you list. If you are in the Woodbridge Special Policy Area, say plainly that a suite is not permitted, so it does not surprise a buyer's lawyer. If your property is designated under the Ontario Heritage Act or sits in a heritage conservation district, alterations need heritage approval, so have that paperwork ready too.

Renting and Landlords in Vaughan

Long term landlords follow the suite rules above. Short term rentals have their own licence:

  • Short term rentals of up to 29 consecutive nights are allowed only in the owner's or tenant's principal residence, with a City licence.
  • The 2026 owner licence fee is $213 for a first licence and $181 to renew.
  • A 4% Municipal Accommodation Tax applies to every short term stay.

We help with rental valuation, tenant screening, lease and compliance and property management. Investors can read our investor playbook. Renters can browse rentals or book a viewing.
